General Contracting Services

Licensed Construction Services for Residential & Commercial Projects

As a licensed California general contractor, Carve Modular supports clients through the construction process from early scope review to project completion. Our general contracting services may include scope coordination, estimating support, trade coordination, material planning, scheduling, site work, installation, quality control, and final completion.

We work with homeowners, property owners, developers, business owners, designers, architects, and project teams to help construction move forward with better planning and clearer execution.

Core Services

Design & Preconstruction Support
Design & Preconstruction Support

Early project support for scope definition, budget planning, constructability review, site condition review, design coordination, and preparation for estimating or construction. We can work with your architect, designer, engineer, or consultant team where needed. If you do not have drawings yet, we can still review your goals, photos, rough dimensions, and project requirements to help identify the next step.

New Build Construction
New Build Construction

Ground-up residential and selected light commercial construction using traditional stick-built methods, modular/prefab solutions, or hybrid delivery where suitable. This may include custom homes, small commercial structures, accessory buildings, and other new construction projects that require licensed general contractor execution.

ADU Construction
ADU Construction

Detached ADUs, garage conversions, backyard units, guest houses, and accessory structures for homeowners and property owners. Although ADUs are a form of new construction, we list them separately because they often involve unique planning, permitting, utility, access, parking, and layout considerations.

Additions & Renovations
Additions & Renovations

Room additions, second-story additions, home expansions, full remodels, layout upgrades, property modernization, and residential or commercial renovation work. We help review existing conditions, clarify the scope, coordinate trades, and plan the construction approach based on the project requirements.

Interior Build-Outs
Interior Build-Outs

Office build-outs, retail interiors, tenant improvements, showrooms, clinics, studios, hospitality interiors, and other commercial interior construction projects. This service is suitable for business owners, commercial tenants, landlords, operators, and project teams preparing a space for use.

Prefab-Enabled Installation
Prefab-Enabled Installation

Panelized wall systems, ceiling systems, acoustic panels, architectural finish systems, modular interior components, and fast-install finish packages used where they improve speed, quality, and coordination. Prefab-enabled construction does not mean every project must be fully modular. We apply prefab methods where they make sense and where they add real value.

Add-On Services

Integrated FF&E Coordination
Integrated FF&E Coordination

Furniture, fixtures, equipment, appliances, lighting, built-ins, and finish packages can be coordinated with the construction scope where suitable. This is especially useful for ADUs, rental units, short-term rentals, hospitality upgrades, multifamily units, offices, retail spaces, and move-in-ready interiors.

Smart & Connected Systems
Smart & Connected Systems

Coordination support for smart-home and connected-building features, including lighting controls, smart locks, thermostats, cameras, access control, Wi-Fi planning, low-voltage coordination, and connected devices where applicable.

How We Support the Process

Step 01

Consultation

We begin by understanding the basics of your project: project type, location, goals, timeline, budget range, and current status. This is where we learn whether you are planning a new build, ADU, addition, renovation, interior build-out, or prefab-enabled installation.

At this stage, you can share drawings, photos, sketches, inspiration images, site information, or a simple written description. If the project is still early, we can help identify what information is needed before moving into estimating or planning.

Consultation
Step 02

Scope Review

After the initial consultation, we review the available information to better understand the construction scope. This may include drawings, site photos, existing conditions, measurements, material requirements, permit status, access limitations, and any known constraints.

The goal of this step is to clarify what needs to be built, what assumptions need to be confirmed, and whether the project is better suited for traditional construction, prefab-enabled methods, or a hybrid approach.

Scope Review
Step 03

Estimate

Once the scope is better understood, we prepare a preliminary estimate or proposal based on the available information. The estimate may include the scope of work, pricing assumptions, exclusions, schedule assumptions, owner responsibilities, and recommended next steps.

For early-stage projects, the estimate may start as a budget range. For projects with clear drawings, defined materials, and confirmed site conditions, we can prepare a more detailed proposal.

Estimate
Step 04

Planning

After the scope and estimate are approved, we move into project planning. This step may include coordinating materials, trades, procurement, scheduling, sequencing, site preparation, and any prefab-enabled components that apply to the project.

For projects involving prefab systems, this is where we review dimensions, installation details, material lead times, and how the prefab components will coordinate with the rest of the construction work.

Planning
Step 05

Build

During construction, Carve Modular manages the work as a licensed general contractor. We coordinate trades, materials, installation sequence, site communication, quality control, and project progress.

Depending on the project, the build phase may include traditional on-site construction, prefab-enabled installation, or a combination of both. Our goal is to keep the work organized, practical, and aligned with the approved scope.

Build
Step 06

Completion

At the end of the project, we review the completed work, address punch-list items, confirm closeout requirements, and provide final project information based on the agreed scope.

For applicable projects, workmanship warranty terms, maintenance notes, product information, or vendor documentation may be provided according to the project contract.
